I actually walk your borrowers through all of the important docs: the closing statement, note, deed/mortgage, CD, RTC, etc. I understand that an incomplete signing or a signing full of errors can cost a mortgage officer a rate lock, a buyer to miss a close of escrow, or more specifically, make you look bad to your client. I try my best to not miss any dates, initials, or signatures as I know that leads to funding conditions based on my more than a decade experience in the mortgage industry. I understand the importance of getting docs in FedEx or UPS for same-day shipment. No matter how many signings I have, I always prioritize getting your docs in FedEx or UPS.
