I walk the borrower through the closing disclosure, verifying all numbers and figures are as anticipated. If are there are any issues, I know immediately who to call.  I have a concise summary of every document in order to ensure the borrower knows exactly what they're signing.  I am very careful to ensure the notice of right to cancel is signed correctly.  I also triple check documents to ensure no docs are returned to title with any missing signatures, dates, or initials.
